Selling? Don’t Forget the Location Feature Sheet

I’m fairly confident that whether you own a home or not, you are familiar with the saying “Location, location, location”.

In real estate terms it simply means that where your home is located, is just as important (and arguably sometimes more so!) as the features of the home itself.

When it comes time to sell, many home owners will start making a long list of the upgrades, improvements and features of their home. Which is great. However, they often neglect making a similar list describing neighbourhood features.

They tout the lovely kitchen, renovated en-suite bathroom and the stunning backyard deck but they say very little about the area.

So when you are ready to sell you home, you should be making two lists. One that describes all of those great features of your property and one that describes all of the great features of the neighbourhood surrounding you.

Believe me, buyers want to know about both!

What should you include on that neighbourhood list? Glad you asked! Here’s a list of some of the neighbourhood features potential buyers want to know about:

  • Schools and daycare centres
  • Shopping
  • Proximity to major commuting routes
  • Proximity to public transportation
  • Theatres and entertainment
  • Restaurants and coffee shops
  • Rinks, gyms, yoga studios and other sporting facilities
  • Green space and walking trails
  • Access to medical care
  • Low crime rate
  • Walkability
  • Trees. Trees really do make people like one neighbourhood more than another!

You should remember that when buyers have their eyes on two properties which are comparable in features, the neighbourhood is often the deciding factor.
